i ta me by obtaining property appraisals. And, unless a borrower has obtained pre- approval for a loan, lenders will investi- gate a borrower's creditworthiness and ability to repay the mortgage by obtaining credit reports and employment and income history verifications. "Poor credit reports can sometimes be stumbling blocks, but they are rarely insurmountable," Watterson says. "Credit reports may contain incorrect negative information, and a lender can assist you in updating the records. Other buyers may have derogatory information that can be legitimately explained in writing, such as late payments made during periods of unemployment or serious illness. A good underwriter will consider the entire situa- tion, and take extenuating circumstances into consideration. Automated underwrit- ing systems have helped to streamline much of this process. And borrowers who may have experienced credit trouble in the past but who have maintained good credit histories over the most recent 12 mont...

i fen Estate curb Continued from Page R4 "Wallpaper is a lot like art — it's very per- sonal. And it has to go." Pink couches, grey walls, a bicycle in the living room — all are common ways people really live. But they make selling a house more difficult. Some of the things home staging does: • Look at things through a different angle. "Angled sofas can maximize traffic flow and make rooms appear larger than they are," Maxwell says. "Tables on angles create added interest but also open up the floor space." • Lose the rug. Area rugs interrupt con- tinuity of a floor. Removing them makes a room feel larger. • No trash, please. When your house is on the market, potential buyers should never see a trash can. "It reminds people of the downside of home ownership." • A clean slate. Keep the countertops clear except for a few decorative items. • Lighten up. "Keeping things light and bright makes a house sell for more money/' Maxwell says. "You want to make sure that as a buyer's walking thr...

pita [state Joint and several Same-sex couples often romanticize the togetherness that comes from buying property. But for queer homeowners, it can be a legal minefield By Arnold Wayne Jones Staff Writer "People like to own property together because it's romantic and they want to share it," says Douglas Frankel, an attorney whose practice deals with issues common in the GLBT com- munity. But while the purchase of a home is often the biggest financial transaction in some- one's lifetime, many same-sex couples know little about the legal consequences of pur- chasing property together. Frankel counsel that before couples buy property together, each needs to aware of the pros and cons of joint ownership. The same rights that married straight cou- ples derive automatically in Texas don't apply to gays in committed relationships — even those who have gone through holy or civil union cere- monies, which are not recognized under Texas law as legally binding. That's not necessarily a bad thi...

I Real [State JOINT Continued from Page Rll more difficult — or even impossible — for her partner with good credit to get a mortgage togeth- er. Frankel uses a hypothetical example to explain how queer couples can come up with creative solutions. "Say Partner A has lots of cash but bad credit. Partner B has no cash but great credit. So B is the perfect person to apply for the loan. But when it comes to making the down payment, Partner A can come up with the money." The downside to this arrangement? "You have no power and ability to control the disposal of the property," Frankel says. That means the one on the title could sell the house and the other could not prevent it — even if she paid the down pay- ment. The trick comes in making sure that the arrangement is written down. Technically, Partner A has no legal claim to the house because he is not on the mortgage. Frankel suggests the parties get an attorney to draft and notarize a doc- ument spelling out the details of the deal so ...

rfleal [StalE ondo sense The expanding Dallas skyline offers many new high-rise living options By Ryan Short Contributing Writer PIE IN THE SKY: Real estate agent Andre Leffall specializes in finding homes for his clients who prefer condominiums instead of single-family dwellings. Dallas has long been known for its big hair, larger than life sports teams and bottomless shop- ping bags. But its hottest mark right now is real estate. The city long known for its skyline and Southfork Ranch is merely months away from being a visibly different place, thanks to the explosion of downtown development deals. And the famous skyline is about to welcome a few new friends. Dozens of high profile developments are cur- rently underway downtown and in the surround- ing areas. With bold, fresh high-rises replete with every imaginable amenity and warm, welcoming townhomes charming new neighborhoods, Dallas residents may be overwhelmed by all their options. i Real Estate It's a dirty job... Rosie the Riveter, aka Candace Houston, brings a fresh outlook to the traditionally male-dominated industry of home inspectors By Arnold Wayne Jones Staff Writer In her profession, Candace Houston is considered something of a pioneer. There are plenty of woman real estate agents, even bankers, architects and transactional attorneys. But home inspectors — the people who squirm around under houses looking for cracks and leaks and other problems? Not exactly a booming career choice women tend to make. Which is what gave the lesbian business- woman the idea for her company name: Rosie the Riveter Inspections. "She was one of the first real pushes to get women into the work- force during World War II." Houston explains. "What more beautiful way to win over the housebound woman, to see they could hold down a job and have a household. And the image is in the public domain." Houston estimates that 98 percent of those in her job are men, but she doesn't see ...

Movin on up ifleal Estate Packing up is the downside of moving to a new place, but it doesn't have to be By Ryan Short Contributing Writer Along with the excitement of owning a new house or renting a chic new loft comes the chal- lenge of moving out of your old space. But don't feel overwhelmed by all the organization and shuffling of stuff. Packing up your belongings means more than just protecting your grandmoth- er's decades-old china and preserving your favorite college armchair. Planning and organization are keys to a swift, hassle-free move. Take some time to consider all of the possessions that need packing and brain- storm the kinds of supplies that you may need. Boxes and tapes are musts, but think about other supplies that may smooth out the moving process, such as disposable tags to help label intended room destinations or identify the con- tents within each box. Purchase a set of black permanent markers to address your boxes or box tags appropriately, and make sure to bu...

I Real EStatB Won't you be my neighbor? 'Gayborhoods' used to be small arid intense near downtown. Now, agents have 'straight' neighborhoods seeking out gay homeowners By Arnold Wayne Jones Staff Writer Lory Masters admits to being something of a queer snob. The vast majority of her business — she estimates 90 percent - is for gay and lesbian clients, and she's proud of that. But it took a while for the community to achieve the kind of independence and market power it now enjoys. "We are not second-class citi- zens and we are not going to be treated like we are anymore," she thunders. "It is getting better. We now have gay and lesbian loan officers and title company execu- tives and mortgage brokers and other real estate companies owned by gay people or who just totally understand our issues." So when it comes to gaybor- hoods — areas where GLBTs congregate in little enclaves — few know more about them than Masters. She's so identified with matching up gays with their ideal homes th...
